Short answer: Gujarat's food market is growing, but that does not make any one brand a safe bet. Before you pick, check who legally owns the brand and its trademark, whether its own outlets make money at real Gujarat rents, and what franchisees say. Then check supply terms, territory and the agreement, and plan each outlet's FSSAI, GST, Shops and Establishments and fire safety paperwork. Never pay before you have read the agreement.

Gujarat's food market: what the numbers say, and what they do not
The National Restaurant Association of India (NRAI), as reported on 19 August 2026, sees Gujarat as a key growth market for organised restaurants, with Ahmedabad, Surat, Rajkot and Vadodara expanding across dining, cafe and QSR formats. NRAI says Ahmedabad alone has more than 20,000 restaurants, cafes and QSRs, and estimates its restaurant sector is growing at 10 to 12% a year. These are NRAI's own estimates as reported. GIFT City is a new source of demand for business dining, corporate catering and premium formats.
Nationally, the NRAI India Food Services Report 2024 put India's food services market at about ₹5.69 lakh crore in FY24, projected to reach ₹7.76 lakh crore by FY28, growing 8.1% a year, with the organised segment growing 13.2% a year.
NFHS-5 survey data (Gujarat fieldwork 2019) shows that 61.1% of women and 49.1% of men aged 15 to 49 in Gujarat never eat fish, chicken or meat. So veg, vegan and Jain-friendly menus matter for many Gujarat customers. As one example, BALISTA is a veg and vegan open-kitchen restaurant concept with 2 outlets operational and 2 under interiors, at GIFT City and in Ahmedabad.
Rent: the other side of a busy market
Cushman and Wakefield's Ahmedabad Retail MarketBeat for Q1 2026 gives these asking rents for ground-floor high-street shops:
| Street | Asking rent (₹ per sq ft per month, carpet area) |
|---|---|
| C.G. Road | 190 to 220 |
| Prahladnagar | 185 to 200 |
| Sindhu Bhavan Road | 245 to 265 |
| Science City Road | 150 to 170 |
| S.G. Highway | 190 to 210 |
| Ambli to Bopal Road | 220 to 250 |
These are asking rents, not deal rents. The same report says main-street rents rose 6% year on year. In Q3 2026, Ahmedabad high-street rents kept rising on limited quality space, with F&B among the lead occupiers.
A busy market raises rents and competition. It does not prove a brand. Settle the category and format first; see our guide on choosing the right food franchise category, format and brand.
9 checks before you pick a food franchise brand in Gujarat
| Check | What to ask for | Red flag |
|---|---|---|
| 1. The legal entity | The exact company or LLP that will sign, and its status on the MCA master data search at mca.gov.in. | The signing name differs from the brand, or status is not active. |
| 2. The trademark | The mark in that entity's name on the IP India public search. See trademark registration before you franchise. | The mark sits in another name, or the brand cannot show it. |
| 3. Own outlet proof | P&L of the brand's own outlets, at rent and staff costs close to yours. Read unit economics before ambition. | Only projections, no real outlet numbers. |
| 4. Existing franchisees | Names and numbers to call, and outlets you can visit without the brand present. | Only hand-picked contacts, or none. |
| 5. The model | Who invests and who operates. See franchise models in India. | The model is unclear or changes between meetings. |
| 6. Supply chain | What you must buy from the brand, on what price basis, and how often it reaches your city. | No written price basis for supplies. |
| 7. Territory | A written area or radius, and what happens if the brand opens nearby. | Territory promised only verbally. |
| 8. Total investment and fees | Every cost in writing, including GST. | New costs appear after your first payment. |
| 9. Agreement terms | Term, renewal, lock-in, exit, transfer and your fit-out on exit. See franchise agreement essentials. | Lock-in with no exit route, or no draft shared before payment. |
India has no franchise-specific law or registry, and no law requires a brand to give you a disclosure document before sale. The relationship runs on the agreement and general law, so ask for these papers yourself.
Paperwork for a food franchise outlet in Gujarat
There is no franchise licence in India, as our franchise registration checklist explains. Most outlet registrations are in the franchisee's own name.
| Item | What applies | Note |
|---|---|---|
| FSSAI | From 1 April 2026: registration for turnover up to ₹1.5 crore, a State licence up to ₹50 crore, a Central licence above that. Registrations and licences now have perpetual validity. | Each outlet needs its own, in the operator's name. |
| GST | Registration once turnover crosses ₹20 lakh for service businesses in states like Gujarat. | Registration is state-wise. Confirm with your CA. |
| Gujarat Shops and Establishments | As amended with effect from 16 December 2025: 20 or more employees register; fewer than 20 give an intimation to the Inspector. | Within 60 days of starting. |
| Fire safety certificate | Rules changed on 23 October 2026. Required for buildings 15 metres or taller; business, mercantile, hotel and mixed-use buildings over 500 sq m built-up area across floors; all assembly buildings; and buildings with two or more basements or one over 500 sq m. Apply on the Gujarat Fire Safety Compliance Portal. | Earlier called a fire NOC. Tied to the building, so check it before you sign a lease. Valid 3 years, then renewed every 2 years, with six-monthly inspections and mock drills by a Fire Safety Officer. Buildings outside the list must still meet fire safety standards. |
| Local licences | From AMC in Ahmedabad, SMC in Surat or your municipal body; they differ by city and business type. | Check with the local body. |
| Agreement and lease stamp duty | Gujarat stamp law applies. | Your lawyer confirms the amount. |
Confirm the current list for each site with your lawyer, CA and the local body. For Ahmedabad specifics, see our Ahmedabad city guide.
Fees, GST and rent: do the maths before you sign
Franchise fees and royalty are generally taxed at 18% GST. A standalone restaurant generally charges 5% GST without input tax credit and cannot choose the 18% rate with credit, so GST on royalty is usually a cost you cannot set off. Confirm with your CA.
Then ask the brand to rebuild its outlet P&L at the actual rent of your shortlisted site. Our franchise fee structure guide explains the common fee types.
Red flags in food franchise offers
- Promised returns. Any "guaranteed" or fixed return claim. No brand can promise what your outlet earns.
- Pay first, read later. Pressure to pay a token or "registration" fee before you see the agreement.
- Personal accounts. Paying into a personal account, not the signing entity's.
- No company-owned outlets. Without its own outlets, the brand has no real numbers to show you.
- No franchisee contacts. A refusal to share franchisees you can call and visit.
- Vague supply prices. No clear basis for what you will pay for supplies.

FAQs
Are food franchises a good opportunity in Gujarat right now?
Gujarat's organised restaurant market is growing. NRAI, as reported in August 2026, estimates Ahmedabad's restaurant sector is growing at 10 to 12% a year. But the brand, its own outlet numbers and your site's rent decide your result. No one can promise you a return.
What licences does a food franchise outlet in Gujarat need?
Each outlet generally needs its own FSSAI registration or licence in the operator's name, GST registration once turnover crosses ₹20 lakh, and a Gujarat Shops and Establishments registration or intimation. You may also need a fire safety certificate and local licences. Confirm with your lawyer, CA and local body.
Does a food franchise outlet in Gujarat need a fire safety certificate?
It depends on the building. Under rules changed on 23 October 2026, a certificate is required for buildings 15 metres or taller, larger business, mercantile, hotel and mixed-use buildings, all assembly buildings, and some buildings with basements. It is tied to the building, so check it before you sign a lease.
How do I check that a food franchise brand and its offer are genuine?
Check the signing company or LLP on the MCA master data search, and the trademark owner on the IP India public search, both free. Ask for own outlet P&L and franchisee contacts. Pay only the signing entity, after reading the agreement. Fake offers often use lookalike websites, upfront "registration" fees and promises of high returns.
What should I ask existing franchisees before I sign?
Ask whether their real costs and sales match what the brand showed them. Ask about supply prices, how often deliveries reach their city, whether the brand respected their territory, what support they get after opening, and whether they would sign again. Visit their outlets without the brand present.
Is GST charged on franchise royalty, and can a restaurant franchisee claim it back?
Franchise fees and royalty are generally taxed at 18% GST. A standalone restaurant generally charges 5% GST without input tax credit, so the GST it pays on royalty is usually a cost it cannot set off. Build this into your numbers and confirm with your CA.
